Alright, I made the offer, The lights do work on this mostly done flip, Of course the Thermostat needs to be replaced(or for someone to find the cover) and the Heating and A/C needs to be working, No medicine cabinets or mirrors in either bathroom, most closet doors and all rods are missing, Replace or paint the rear door to the garage and the water heater is just fine and It's strapped down for earthquakes, Plus cleanup the place inside and out, plus finish up the painting and the offer will be submitted tonight for the $54,900.00 asking price with a 60 day escrow period as that is what My lender needs, I don't think I'll have a problem with the escrow this time as It's a REO(Real Estate Owned) house as they accept mortgages with escrows of up to 90 days, The Stucco could use some paint, But is in otherwise Ok condition, The eves need paint, But the roof looks fine and doesn't seem to have leaked any, The carpet is a business type(that's ok, better than nothing), the garage needs an opener(that's for Me to do), and yep I'll have to go to the Salvation Army store in Hesperia and see If they have a used gas range for sale. Oh and Yes there is a Range Hood and a Dishwasher too, Both are installed already. I wasn't going to ask about the missing range of course, I've got a Microwave Oven and I can use that for a bit if needed.

Did they wallpaper that one room with brown packing paper? I don't like that color at all. Medicine cabinets shouldn't set you back much, they're easy to hang up if you get the kind that just screw to the wall. Make sure you measure the wall studs. You should be able to find a stove easy enough either through the thrift shop or the local want ads or maybe Craig's list online. Other than that it will just be some elbow grease except for the garage door opener.

What looks like brown paper there on the windows is to protect the glass from the paint they sprayed on the walls(It also keeps prying eyes out too), The owner did a good job too, I'm told that I may find out in about a week if they approve of My offer or not, I'm hoping they do, As I feel It's a very good offer. I can tolerate that tan color, The walls here are white and that tan color is similar to what I had a houses front room and dining room painted as(that I'd owned once upon a time), The Buyer thought It was just fine too. The medicine cabinets aren't in the offer(But who knows?), Just the paint/cleanup and the Heating and A/C system is. The Salvation Army is a good sized thrift shop and in the area is the only one, But they can call other stores and see if there is one there, If that particular store doesn't have any gas ranges. The Opener I'm not going to worry about yet, As that would be months away and I can find one on amazon then.

Oh and as to the paint in the house, It's the same color all around, It just depends on how much, if any light is getting into the house.

Ok I don't see any News on the House until maybe Monday the 14th comes around on My offer, As My agent said that there was no word yet. Thankfully It's not a short sale or a bank owned house, The Pink Stucco I can withstand for a while, As that's just not all that important to Me.

hi vic ..

.. remember having been in kind of similar situation some years ago; at this time, i had to re-start EVERYTHING from scratch (and every-thing is really meant to be every-thing!). it was too much 4 me now, to read & watch all here (sorry), but pls be sure .. in austria, - as far as i could see - you would never be able to get ANYthing like that - for this price.
.. they are selling (really small ~ 75 square meters) FLATS near & in the surroundings of vienna for > 100 .. 300k euro, and houses in this area which are in a state like this - acc. to the pictures - you will not find below € 200k @ all.
so .. as hard, as life might seem sometimes .. it even could be harder; so feel encouraged to follow your plans - in focus of your wishes & dreams - and it will happen - in one or the other way.

Ok I have some BAD News:

1. The seller would not do more than 45 days on Escrow and yet would allow $2000 at close of escrow in doing repairs, Since doing less than 60 days is not possible, Their out. I asked the agent to look at 3 other places.

2. My Broker just called Me to say that My Mortgage is a high cost Mortgage and so their dropping Me, He said He will try and find a broker who can do this(get Me a mortgage), But I may not have an ability to buy a house soon, I called the local housing authority for a Housing Choice Voucher today, Even though the waiting list is closed, so thats out too, So there's nothing there too, So I'll just have to call and ask and I've decided to keep this info from My agent for the moment as I don't know where I'm going from here yet. I'm calling 211(United Way) as I may be out of luck.

Seems like you've had one balloon popping on you after another lately.
I would have thought that, given the situation in the housing market as of late, you would have had better luck than you have had.

Of course, your financial situation imposes further limits on your options than some others might have available to them.

I hope your perseverance comes to fruition for you and Grace soon.

I've called the local PHA and no luck there, No Waiting List, Means No New Applicants need apply, I've written a letter to Senator Dianne Feinstein complaining about this and hopefully something will come of It, But I doubt It as It's cut, cut, cut in Washington DC and guess where the axe goes? Yep to the necks of those who need the money the most, Not major Corporations or Oil Companies, Expensive Defense programs and such...

Well I've applied to the San Bernardino County Housing Authority in writing to get on their waiting list for Public Housing(a pre application really, They do a criminal background check, like I'm worried about that), I also bought $20 worth of CA Set for life tickets(4x$5.00 ea) Which is $100,000.00 a year for 20 years, Why not? I have very little to lose. And I paid the 1st half of the last $200.00 of the property taxes or $100.00 and printed out proof that I did so, The other $100.00 will have to wait until the 1st as that's all I want to spend now.

I've been looking for ways to down size where I live at, Just in case as I've not heard anything yet from My former Mortgage contact, Like a Sofa bed with a 5" thick by Simmons Upholstery with a perfect fit mattress topper. If I did this It's possible If that I might be able to fit in a smaller place that rents for $350.00 a month plus $10.00 for water, before the utilities are added in(gas & electric). I'd still need to get rid of the old PC desk, sofa & the old queen sized bed. It's only an idea right now. Although I may just put the bed and frame into storage in My Sister in laws garage for a few years.

I'm still looking for a house, As I have a few leads, My agent has been getting Me to stay away from Short Sales of course, I may have to brave a few as REO sales seem to be almost non-existent at around $55,000.00, I look for houses that are higher up to $62,000.00, but I'm short of the 3% down at that level as gas costs money as I burn about 3 gallons of gas each time I go look at a house in person. I feel that this area's a trap for those that don't have much income. And I still have about 2 weeks until I get My next check.

No and It gets worse, I was looking at maybe an apartment in Fresno for $400 a month, But I just was notified by email that Pets aren't welcome there.

While I wait as My agent won't be back until about the 28th, So I've been working on this PCs replacement and It's getting closer to completion, What do You all think? I still have take out the i5 750 and install the i7 860 of course.
