I have some news on My mobile home, the park wants to give Me back full title to the place and I don't have to pay back the $6,500.00 that I was given in exchange for the title back in 2011, in addition the park's General Manager says that they will fix the gas heater and My rent will go down to $215.00 a month(space rent here) from the present $320.00 a month rent and I'd be an owner again, this means if I were to do this, I'd then have to find someone to buy the place in the park, that's if the park is still here in about 4 years, also no matter what they are going to fix the gas heater. The park is getting out of renting mobile homes I'm told. I wasn't sure about where to post this. A bit of good news for you there, Vic. Reality Internet Personality |

@ David, the park is just rescinding the transfer from Me to the park of the mobile home that I live in, I've decided to accept their generous offer. @ Lynn, Es99, Julie, and Angela, thanks all. :) Now on a place that I looked at today, in Victorville CA, the bad news is the owners, want Cash only and the place has floor problems w/possible mold in where the washer and dryer would go, so the place is off My list, the agent is going to look for something in the $68,000.00 range that doesn't involve an HOA fee and has no rent, I'm not going to hold My breathe, so I don't expect a call, the walls here and there and in one door have some holes and the thermostat is missing, so no idea if the blower works or not and the owner will make no repairs at all, plus part of what could be a skirt is broke in one spot, so beyond that and needing new paint in and out and floor and flooring(kitchen and laundry area) and new carpet in the front room, the place is mainly cosmetic, but I'm not going to bother with this place. I took 7 pics. This mobile home is a fixer upper. Possible mold, maybe, where the clothes washer and dryer would go, just outside the kitchen. Where the gas range(stove/oven) goes, needs floor repaired and new flooring. View of the kitchen and part of the laundry area. Has hole in wall next to doorway. Possible mold, maybe, where the clothes washer and dryer would go, just outside the kitchen. This look very bad. And toxic mold are not healthy. Take years to fix and costs a LOT of Money to fix! |

This place has 2 beds, 2 baths and 960 sqft of living space and was built in 1981. Its estimated value is at $51,866.00 and is 5% under valued from what I've read($2.7K). I don't know why the lady is in this last picture, but then the house is what was foreclosed upon, I'm going to be watching this one, as the place looks move in ready and just perfect for Me. Here's My secondary pick, it's also in Victorville CA and is on its own lot and mounted down low on a concrete foundation, it's not up for sale yet, it was foreclosed upon. This place has 2 beds, 2 baths and 960 sqft of living space and was built in 1981. Its estimated value is at $51,866.00 and is 5% under valued from what I've read($2.7K). From the pictures, the drainage looks good and the prices per square foot is less than I payed three years ago. For one person, it sounds like you will have plenty of room. The only question I would have is what type of roof is on the house. Most roofs including the tile one on my house have a life of between 20 and 30 years. If the house is in that time range, you might be looking at a replacement roof. Other than that, it looks like the house would work out well for you. |

You got that in writing Vic? In the United States a title company checks the title for every sale before the money clears escrow. It seem like every time I am involved in moving paperwork on a house the stack I have to go through is larger than the last. In this country the process of buying or selling a house was designed buy lawyers and the simplest solution to the paper work mess is to stay where you are. |

Oh I will, at the county level I still am the legal owner of record, nothing has changed there, it's at the state level where changes to titles of mobile homes are made, that the transfer of the title will be stopped at, the counties used to do all the work, the state legislature changed the law to make transfers more consistent and uniform. Papers were signed to start this, I'd gather there will be papers to undo the transfer and reconvey the full title to Me, that I will have to sign. Victorville is in the high desert on either side of the interstate highway 15 in California and is 37.2 miles(36 mins) by road north of San Bernardino according to Bing. Yes I was right.
