Well the Park now has a copy as I'd handed over a copy of the lease agreement to the current manager, A copy that I had made for $0.20 or $0.10 a page, I left the original two pages here of course. The T1 Trust, PRR T1 Class 4-4-4-4 #5550, 1 of America's First HST's |

Std Disclaimer: I am not a lawyer, although I have several in my family, as well as friends who own/manage rental property. As I read the Lease, the critical items are: #2 - that the term of the lease is one year, from 1 April 2011 to 1 April 2012. #3 - that the monthly rent is $384.00 per month, payable on the 1st of the month. #11 - that the lease cannot be amended orally, and that any changes must be in writing, properly NOTICED (IAW Item #8), and agreed to by both parties. I see no specific provision for raising rent during the term of the Lease. So it seems to me that the new Manager/Owner cannot unilaterally raise your rent - he must give you formal written notice as specified in Item #8, and you must agree to the change, and both parties must sign a new/amended Lease. I see you gave Manager Carlos a copy, so there is no question as to what the Lease requires of them, and you. Still, keep your copy in a safe place. If it disappears, and theirs does too.... Actually look below that line, It's 320 a month or 3840.00(Where It says Annual...) a year... Yeah, I see that now. Didn't use enough zoom on the image you posted earlier. But the key point is, per that Lease agreement, they cannot raise your rent during the term of the Lease unless they notify you properly in writing, and you agree to the change. Verify that with the Legal Aid folks, but I think you are safe until next April when the Lease comes up for renewal. Donald Infernal Optimist / Submariner, retired |

Actually look below that line, It's 320 a month or 3840.00(Where It says Annual...) a year... In a reading of contract law, the above is correct. Unilateral changes in contracts are rarely enforceable. Drop me an IM if you run into any issues with the above, this area is one of my specialties. Actually look below that line, It's 320 a month or 3840.00(Where It says Annual...) a year... I think their honoring It, So far. As the manager changed the bill in front of Me to reflect the proper amount. Of course today disaster struck, My cell phone died, So I'm looking for another cdma phone that I can add to My plan with Verizon. I may not be a lawyer or an attorney, but I've done alright once in the past, A little Perry Mason helped at one point in time, I beat a ticket all by Myself, Deputy or not. You have only had that cell phone for something like 2 months. Yeah and now I could use It to call the manager cause the swamp cooler is stinking the house up, I think the pads need changing. I've got to find the manager today, Its that bad a stink. So I'm waiting as another Samsung sch-u540 is $39.99 w/shipping from amazon, Its supposed to be like new, the last one was from ebay. Any idea who the manager of the day is Vic? Do they rotate days or is it just a one day thing? Seems like every time you post you've got a new one! :-) PROUD MEMBER OF Team Starfire World BOINC |

Any idea who the manager of the day is Vic? Do they rotate days or is it just a one day thing? Seems like every time you post you've got a new one! :-) Well lets see there was Bob, He was here for Years and then He left with several tenants, then April McKee, She signed My lease, Then another Woman came in an I didn't get Her name as She left real quick after supposedly breaking Her leg, So that leaves Carlos the Maintenance guy as the Manager. Sorry, I didn't mean to give that impression. Right now I'm just waiting so that I can buy a new cell phone as the last one that I'd bought about 2 months ago had died on Me all of a sudden yesterday. I went over to the local Verizon Wireless store and I told Him what had happened and He said the phone was merely turned off, Being I didn't get a manual I didn't know this, But now I know how to turn the phone on/off, So that saved Me a lot of hassle, How did It get turned off? I have no idea. The T1 Trust, PRR T1 Class 4-4-4-4 #5550, 1 of America's First HST's |
