I had a bacon and egg sandwich for lunch too...It was extra yummy... I had a peanut butter(creamy) and low calorie strawberry preserves(50cal a serving) on a Whole Wheat bread sandwich(70cal a slice) here. I sent in a Pre-Qualification application for a Mortgage on a House to the USDA Rural Development Department office in Indio CA today, If I get approved I'm going to make an offer on a house/land I've been looking at buying. Of course the place I'm interested in is a place where I'm tempted to offer $45,200 for the house instead of the asking price of $58,900(It's a Bank owned house that looks to be in good shape even though It's missing a gas range and has red carpet[I like red carpet, So It's not a big deal]), But that's about 76.74% and considering the Banks debts are unknown to Me, It may not be enough, So I'll have to offer $50,065 or about 85% of the asking price or I may not meet their threshold at the lower price. You can do a little research on line at realtor.com. Find out what similar houses are selling for. If you find that your $48K is in line with others out there, make the low ball offer. You might just win on the house. But not here :) |

But not here :) Been there and a few other places already, That's where I have 3 candidates lined up priced at: $38,700(might be sold already, 1126sqft, 1987), $58,900(1141sqft, 1993) and $59,900(1446sqft, 1988). the middle one is the one I'm interested in as It's the least expensive insurance wise as It has a tile roof with a class A fire rating and the taxes can and will be reappraised downward of course, But then I've done My research, I've owned houses before and applied for Mortgages in the past, But this is the 1st time that I'm doing this by Myself and for Myself. The more expensive place has a composition roof and that's $100 more per year insurance wise and being the carpet is white, The carpet may either need cleaning or if the carpet is too far gone It'd need to be replaced, The less expensive place has a living room and kitchen that need painting, has no range and has a window swamp cooler that looks like Its too small and the roofs of both the higher and lower priced places may need to be replaced as their composition roofs and the one in the middle has a Tile roof and looks to be in generally good shape and If the Real Estate agent is well on Thursday I'll be able to see them in person. The USDA Direct Mortgage is for 33 years of course and can be subsidized down to a 1% interest rate and for someone with a very low income like Me, The payment, interest, taxes and insurance(paid into an escrow account of course) and of course the sum total can not exceed 25% of My income according to the USDA employee that I talked to today and they'll have to look at My credit History(such as It is) and see how stable My income is, But since I'm permanently disabled that last part is the easy part. The USDA will also pay for a 5% down payment and all closing costs, So I sent the application in today and spent $1 for postage and an envelope. Funds also have to be available too, No funds means no loan, But then It can happen as It's the Federal Government and according to the Social Security Administration I have to apply for every Federal program available to Me that I'm eligible for, So I did.
