You've spoken before of your concerns over your physical and financial condition and all the stress over this move. I'd say you have a good chance of talking the doctor into okaying Grace as an ESA. Definitely worth a try.

Ever heard of an ESA(Emotional Support Animal) or the FHAA(Fair Housing Act Amendments)? I sure hadn't, If I can get a prescription for Grace to be an ESA from a local Doctor that I've gone to before, I could get around the No Pets rule and that also means No Deposit or Fee for Grace, If I had to do this, It's an idea.


In some states an Emotional Support Animal falls under the general classification of a "Support Animal" This is the same as a dog for a visually impaired person.

Vic forgive me, but I am confused! I thought you were selling your mobile home with one of those "contingency thingies" - you know, no sale is final unless you get into the place you're going for? Maybe I missed something. Did you sell your home already? Has it already gone through escrow?

Yer forgiven. Sorry the sale is final or they won't do the sale I was told, My mobile home is considered Personal Property in California and so escrow will not happen, I have forms to do I'm told and then I'll get the check, In any case I face a potential obstacle if I were to need to rent again beyond the 90 Days, income or the lack of enough income. Like I said the Park wants this place and the offer will not go higher, I tried selling It for 1 year and I got nothing.


Vic, I'm sorry to keep pestering you with questions. I just don't understand financial stuff too well. I read your post above. Does it mean that you can still get out of this deal that involves giving up your current home?

Being without anyplace to live and having to give Grace to your sister-in-law was never part of your original plan, nor was slowly losing the $6500 from your trailer sale in rent-back payments to your trailer park managers.

Vic, at this point in time, you have not signed any paperwork to sell your house right? If your not able to secure a new residence at this time, I don't see how they can force you to sign paperwork. You own this place, you haven't signed anything, its yours. You pay rent for the space in the park right? I understand they wanna snatch your house up as quick as they can, however, its still your house, and if your not able to move at this time due to no houses that fit the bill, they can't force you to sell your house. The worse they could do is jack up your space rent.

I'm sorry to hear about these troubles. I'll keep my fingers crossed and pray this comes out ok for ya.

Vic, you have been searching for a home for a year now, without luck. It is an awfully big gamble to assume that you will find one, for sure, within the next 90 days. Maybe it is just a personality difference with you having more tolerance for risk than I do, but personally I could not do what you are about to do.

To buy a house, I need money for what's called a Good Faith Deposit, Without which I or anyone else can not buy a home, Mortgage or not.


So I'm forced to sell the mobile home to the Park or It just can not be done, So I do what I must as I have no other recourse.

Time is against Me as houses are selling really fast. Houses that I can afford that is, As Investors are buying houses and renting them out.


Vic, I fully understand the Good Faith Deposit. However, this is putting you in a position of A: Continuing to own the home your in, however paying rent for the space, and B: if you sell, your out in 90 days, and your homeless, or pay more for rent for both the house and the land, and not have the money for the good faith deposit for a home because now your paying more money than you anticipated.

I just don't want to see anything bad happen Vic.

sigh, It may be goodbye for Me in 91 days. Why? Cause of investors buying up houses, Me having to find a vacant turn key house that I can afford as I'm limited to $62,000.00 for the mortgage, Also cause I need to have a good faith deposit and 3% down payment and those two things means I have to sell My mobile home to raise between $1650 and $2000. I have the financing in place of course, I scared, very scared... As I may not be online in 3 months, Grace will have a home, But I may not, My agent is being controlled by the broker(I think) and I don't know when I'll be able to look at a house that has no offers on It, As I've been told I can email Her, But not to call Her.

Frazzled.

Edit: The park says that I can rent Here at the prevailing market rate in the current place, If I can afford It, Or they'll move Me if they have a place that I can afford, If not I'm going to be homeless then as I can't find a backup in California to rent in case things go bad.

$62K, VW? That's $61,999.99 more than I can afford!!

Thankfully I've been told It's a local bank that's involved in this short sale, My offer is for $55,000.00, The absolute most I can offer is $62,000.00, Originally back in 1993 the house sold for $73,500.00.

If it's nicotine stains, you will have to first get a sealer like Kilz then paint it. Nicotine will bleed right through regular interior paint. Looks like a nice little place, how's the neighborhood?
